We have a 1-hour rental requirement.

Yes, we allow food. Please make sure to clean up any food debris and wipe down tables and leave leftovers for the owner in the fridge. We provide access to broom/dustpan/towels/spray and garbage bags.

We have free street parking on 1st street and Walker street.

We have a forced air furnace however we do not have air heating and cooling.

By sending payment, the RENTER and anyone accompanying the renter during the rental time at Dock 3 hereby freely, voluntarily, and without duress agree to the terms and conditions upon paying the rental fee.

We must keep a safe, clean, and beautiful space for all to enjoy. Please be respectful of our studio space and all its entities.

• Please reset the room to its original condition. The studio MUST be vacated and cleaned at the end of the renter's booking.

• When leaving the studio, if you have any questions or concerns, please call or text 414-338-3561

Reservation time must include set up, break down, and clean up. To respect our fellow creatives' time and efforts, the studio must be cleaned and vacated by the end of the rental period. All furniture, pillows, decor, and houseplants (yes, their location matters) need to be replaced as they were found.

Any renter who goes 30 minutes past the original end time of their booking will be charged an additional prorated time

The studio must be cleaned and vacated by the end of the rental period.

If the studio requires additional cleaning after the renter’s session, or if any hard-to-clean materials (such as glitter, oils, spills, confetti, makeup, drinks, food, etc.) are left anywhere in the studio after the Renter’s session, the Renter will be charged a $50 cleaning fee.

If damage occurs to the studio or any of the items in the studio during your time slot, additional fees will be charged to replace damaged items.

Nails, tacks, or staples may not be used in the walls or woodwork. If tape is used, it must be painter’s tape approved

• Be present at all times during the rental and keep the event or session contained within the studio

• There is NO smoking, vaping,  or drug use of any kind in the building

• Music must stay at a respectful volume; if neighbors complain, the shoot will be immediately terminated with no refund, and the renter will be asked to leave.

The Studio agrees to provide the studio in good working order but makes no unique guarantees as to said studio’s functionality or suitability to Renter’s purposes.

The Renter is entitled to use the studio area and any furniture in the studio at the time of rental.

The bathroom is located downstairs in the hall. There are 2 makeup stations in the basement.

Dock 3 is not liable for acts that affect the shoot or Dock 3 building concerns, such as power outages, heat, ac, weather emergencies, or Acts of God.

Dock 3 is located on the floor. If you need wheelchair access, please inform us before you rent the space.

• Renter agrees to pay for any repair or replacement costs of equipment, furniture, or studio that Renter damages within three business days. 

• The Renter agrees that the Studio holds no liability for any damage or injury caused by rental items to the renter or any third party. The Renter assumes all risk of personal property damage or personal injury.

The Studio will not be held liable for any injuries or accidents to the Renter, Renter’s employees, Renter’s contractors, Renter's clients, or any Renter's visitors that occur within or outside the studio premises.

Dock 3 LLC has the right to inspect the equipment, studio, and furniture during or immediately after the rental term.

The Renter hereby accepts and assumes all responsibility for all risks associated with and/or resulting in his/her use of the premises and equipment (THIS INCLUDES ALL PERSONS ASSOCIATED WITH THE RENTER, INCLUDING BUT NOT LIMITED TO RELEVANT GUESTS, MODELS, ASSISTANTS, PHOTOGRAPHERS, OR FRIENDS). The Renter freely accepts these risks and agrees to the terms of the Release, even if Studio 29 is found to be negligent or in breach of any duty of care or any obligation to the Renter. The Renter agrees to be responsible for any loss (in the amount solely determined by Dock 3’s ownership) or damage to the studio or equipment on the premises of the business resulting from the Renter’s same (except for normal wear and tear). Use of Dock 3’s facilities and equipment is at Renter’s own risk. Renter hereby waives rights to seek legal redress for mishaps, accidents, and/or loss while on our premises. The renter agrees to leave the studio and adjacent grounds in the same condition as when Renter arrived. Renters are solely responsible for any legal infractions the Renter or members of the Renter’s party make during the conduct of the scheduled booking, be they in our studio or elsewhere. This includes parking tickets, claims of personal abuse, or all other violations or citations, and legal action resulting from the conduct of the studio booking, taken at whatever time. Renters are solely responsible for the safety and well-being of any models, production assistants, or any other person accompanying or engaged by the Renter.

Upon sending payment and checking rental agreement box on booking site, Renter has read all of the above and fully understands and agrees to adhere to each section

• All payments are non-refundable. 

• Dock 3 reserves the right to cancel bookings at its discretion. In the rare case of this, a full refund will be given.

Permission is needed.

You are responsible for the conduct of yourself and your clients/guests during your rental. Any dangerous, illegal, or negligent actions will be grounds to cancel the time slot immediately, involve necessary law enforcement, and/or take legal action required. The studio occupancy is 50 people.

Additionally, the studio will be used solely for business-related or professional photography purposes unless permission is granted for other purposes.
